Now it's easy! Complete Online Contracting Strategy

When it comes time to apply, many people may feel that the rental contract process sounds difficult or that they are not sure if they will be able to do it properly.

Until now, Social Apartment has had a contracting process that took about one hour in person, but now it is possible to contract online. (*Online contracts are not available in some areas.)
If you complete the online contract in advance, it takes only about 5 minutes to pick up the keys on the day of your visit. This is a smooth and reliable method for busy people or those who want to understand the contracting process in advance.

If you are thinking, "I don't know what to do even though I'm told I can sign an online contract...," this article will help you out. We, Fukase and Inami, who are in charge of contracts, will walk you through the process from checking your invoice to receiving your key. Let's go over it together!

1) All procedures are completed online

When you think of a rental contract, you may have an image of a thick document with many stamps and seals. Many of you may have had the experience of asking yourself, "Where did I put my inkan (personal seal)? You may have experienced this when preparing to move into a new apartment.

At Social Apartment, everything can be completed online, from checking invoices, signing contracts, and making reservations for key pickup. (*Except for some contracts) No personal seal is required.

If you are unable to find a specific amount of time during the day, or if you are coming to Tokyo or Osaka on the day you move in, you can complete the procedures at home in advance and only need to come to our office to pick up the keys.

2) All you need to do is these three steps

After the invoice is issued on My Page, there are three things you need to do.

1) Confirm the initial invoice and make payment by the due date.

2) Watch the tutorial video and sign the online contract

③Reserve a date to come to the office→Come to the office on the reserved date and time and pick up the key.
*Please note that if you have not completed the preliminary matters to be handled until the conclusion of the contract in (1) and (2) above, you will be required to spend approximately one hour at our office when you come to our office.

3) Required time and notes for online contract

Of the three steps, we would like to focus on the online contract.

If you are not familiar with rental contracts, you may think that there are many technical terms and "it is difficult to understand what is important," but Social Apartment's online contract explains the important points in an easy-to-understand video.

The time required is approximately 40 minutes. Note that the video cannot be saved in the middle of the video, and if you stop the video in the middle, you will have to watch it from the beginning. We recommend that you always complete it in batches when you have an hour or two to spare.

4) How to proceed with the online contract

Now, it is time to explain the main issue, how to proceed with the online contract and the key points!

After completing the initial deposit, click the "Complete Deposit" button to proceed to the online contract page. (The contract page will not appear until after the deposit is completed.)

Step1｜Final confirmation of contract details

On the next screen, you can confirm your contract details in PDF format. Check the following items carefully.

Your name
Room number
Contract start date
Name of the contract plan
The name of the contract plan
Name of guarantor (only if set up)

If there are any errors, please be sure to contact us without consent. If there are no problems, proceed to the next screen to start the video explaining the details of the contract.

Step2｜Download the contract

If there are no problems with the content, download the contract PDF. This is a "copy" and must be kept until you move out.

If you do not download it, you will not be able to proceed to the next step.
If you click the "Back" button, it will be treated as unconfirmed, so please do not close the tab and continue until the contract is completed.

Step3｜Check the important points in the contract with the video

The video will explain the important points of the contract. While watching the video, check your own contract PDF together.

If you have a tablet or a PC, we recommend that you check it on a large screen for easier understanding!
If you are using a smartphone, please check it in landscape mode.

Proceed to review and download the documents in order, starting with the Fixed Term Lease Agreement, and complete up to the Guarantee Company Contract Form Receipt to complete the online contract.

Done~! It's done~!

5) Register your rent payment account last.

After completing the online contract, you can register an account for rent payment by clicking the "Proceed to Account Registration" button. Even if you cannot prepare an account on the same day, you can still receive the key, but please be sure to register it after opening an account.
*If you forget to register your account and miss the payment deadline, you will be charged a late fee, so please be very careful.

6) You are now finished! All that remains is to receive the key.

Once you have completed the online contract, all you need to do is come to our office and pick up the keys. The process takes about 5 minutes.
