Process Until Moving In
Do I need to reserve to use the Common Lounge?
No. There is no need for a reservation. Our Common Lounge differs from lounges seen in apartments in Tokyo in that it is open to residents as a place to socialize with other residents and friends. We encourage our residents to use this area as part of your residential space.
Is the Common Lounge available 24 hours?
The Common Lounge is open 24 hours everyday but we ask everyone to be considerate of others especially during the late hours.
Can I invite my friends?
Yes. Our Social Apartment encourages social networking and friends of residents are welcomed to use the Common Lounge to interact with other residents and expand your social-networking experience.
What is the Male/Female Ratio?
On average, our residents are 60% Male and 40 % Female.
What is the age demographic?
Our current residents are mainly in their 20’s and 30’s but all age groups are welcomed.
What is the Japanese/Foreigner ratio?
On average, 20% of our residents are of foreign origin. Some Social Apartments have a higher ratio at around 40% - if you would like to know more in detail, please contact our staff.
What is the average period of residency?
Our Japanese residents have a similar average to that of a standard apartment in Japan. As most of our foreign residents are visitors to Japan, they have a shorter average at around 6 months to one year.
What is ”Common Service Fee”?
Internet access, housing cleaning utilities in common space (detergents, toilet paper etc), cleaning fee and maintenance of common area electrical appliances are included.
What is included in the Utility Cost?
Gas, water and electricity are included in the Utility Cost. Please refrain from wasting utilities to avoid being charged for over usage.
Upon your departure, a given amount of your deposit will be depreciated as a cleaning fee. If there is any deliberate mishandling of furniture, wall paper, electrical utilities etc we may request for an extra damage cost. For more details please contact our staff.
What is included in the Fire Insurance?
Fire insurance fee covers the damage cost for your personal furniture in case of an earthquake or fire. It also covers insurance for when you unintentionally damage the furniture or electrical appliances in the common area. All furnished equipments in our Social Apartments are very expensive and therefore this insurance is mandatory to all residents.
How long does it take to move in?
Our screening and application/contract process requires at least one week before your move-in-date. If you wish to move in earlier please contact our staff.
How far in advance can I reserve a room?
Reservation can be taken according to availability of each Social Apartment. For more details, please contact our staff.
I am currently overseas. How can I apply?
We accept inquiries and applications through e-mail or telephone. Please contact our staff if you would like to apply.
What documents do I need for the application?
We ask all our foreign residents to hand in a copy of your passport, visa and alienation registration card. Please also prepare an emergency contact number in Japan to fill out on the application form.
Is a room furnished? or unfurnished?
It depends on the property. Please inquiry us, or we can introduce you a rental furniture service.
◆Process Until Moving In
What is the term of the lease agreement?
The initial term is 6 months. This is to protect our residents from any trouble-making residents and to maintain the quality of our social community within the Social Apartment. If there are no problems after 6 months, the term of the lease will be come 1-2 years.
Is there any penalty fee for early termination of the lease agreement?
No. However we ask all our residents to notify one month in advance if they wish to leave the room before the date of termination. Please note that one month rent will be charged upon receiving your notification, regardless of actual move-out date.
Are there any housekeeping services?
Yes. Professional housekeeping service is provided to all Social Apartments, 4-6 days a week depending on the compound. Housekeeping service DOES NOT include dish-washing. Please make sure to wash and put away all dishes and utensils.
Will the housekeeping service collect our garbage?
Yes, but please make sure to follow the Japanese law for separating garbage (burnable, non-burnable, recycle etc).
When can I start using the internet?
Internet access is available on your first day of move-in. Please make sure to bring your own LAN cable.
Are there any social events in the apartment?
Respective management companies host official social networking parties once or twice a year. Our residents also frequently organize parties several times a month. Everyone is encouraged to join these gatherings or host one of their own!
